The challenge was real: three empty warehouse buildings, 12,000 m² total, in a location with poor road access and strong competition. Every month of vacancy was a direct financial loss.
We started by developing a marketing strategy and value proposition — mapping out the range of 3PL services and framing them clearly for different types of businesses: production, e-commerce, distribution. Based on this, we built a multi-page website presenting warehousing, distribution, and delivery services. We also integrated a tenant personal account directly into the site — giving smaller clients a convenient way to manage their cargo, which became a genuine competitive differentiator.
On the operational side, we implemented a CRM, built out the sales pipeline, and connected all communication channels into one system — website forms, phone, and messengers — with automated deal progression through the funnel.

For traffic, we ran parallel tracks: SEO promotion in a competitive market and paid advertising including remarketing to audiences of competitor warehouse sites. Over three years, organic visitor numbers grew by more than 300%. We also organized a full video shoot of the facility — ground level and drone footage — and developed corporate vehicle fleet branding.
Within 3 months of launch, all 12,000 m² were occupied by new tenants. The client eliminated their dependence on real estate brokers and now has a fully manageable system to attract new tenants whenever vacancy appears.
